Water defines Loudon County. The Little Tennessee River meets the Tennessee at Lenoir City, Fort Loudoun Dam holds back Fort Loudoun Lake, Tellico Dam forms Tellico Lake, and below the dam the river becomes part of Watts Bar Lake. About 18 of the county's 247 square miles are water. Growth has been steady too, from about 39,000 residents in 2000 to nearly 55,000 in 2020, so local roofers work on everything from older homes in Loudon to lakefront houses and new subdivisions.
Tellico Village, on the western shore of Tellico Lake about 30 miles southwest of Knoxville, was established by Cooper Communities in 1986 as a planned retirement community with three golf courses, and its governmental functions are handled by the Tellico Village Property Owners Association. Rarity Bay, which reaches into Monroe County, is another lakeside community counted as its own census-designated place.
In communities like these, association rules can matter as much as the building code. Get the current approval requirements before comparing prices, then give each roofer the exact shingle line and color you plan to submit so every quote covers the same product.
Loudon County has seen serious hail. During the May 6, 2022 storms, the National Weather Service received reports of golf ball to lime-sized hail, 1.75 to 2 inches across, in the county, with damage photographed in Lenoir City. Radar estimates in that storm showed stones of 2 inches or more.
Hail that large can crack shingles, dent gutters and break skylights. If your neighborhood was hit, request an inspection with photos and keep a note of the storm date for your insurer.
Loudon, the county seat, was settled in the 1790s and incorporated in 1850 on the Tennessee River. Lenoir City was platted in the 1890s after the railroad brought growth. Older houses in both towns may have original board decking, chimneys and porch roofs that need separate attention in a quote.
South of the lakes, Greenback and Philadelphia are small cities surrounded by farmland, where a property may include a barn or equipment shed along with the house. U.S. 321 links Lenoir City east to Blount County, and Interstate 75 crosses the county on its way toward Sweetwater.

Typical installed prices per square foot of roof area, based on published Tennessee and national cost guides. Your quotes will depend on roof size, pitch, layers to tear off and the material you pick.
| Material | Installed cost / sq ft | Typical lifespan |
|---|---|---|
| Architectural asphalt shingles | $5.75 - $10.00 | 20-30 years |
| 3-tab asphalt shingles | $3.50 - $5.00 | 15-20 years |
| Metal, exposed fastener | $7.00 - $12.00 | 40+ years |
| Metal, standing seam | $10.00 - $16.00 | 40-70 years |

Tellico Village's governmental functions are managed by its Property Owners Association, so check with the association for its current architectural requirements before you sign a contract. Share any approval rules, such as color or material limits, with every roofer who quotes so the bids are comparable and the job is not held up waiting on paperwork.
On May 6, 2022, the National Weather Service received reports of golf ball to lime-sized hail, roughly 1.75 to 2 inches, in Loudon County, and radar estimated stones of 2 inches or more. Hail that large can fracture shingles and dent metal, so an inspection makes sense after any storm with hail reported near Lenoir City or Loudon.
Ask how the roof will be fastened at the edges and ridge for wind coming across the water, which underlayment they recommend, and how they will keep nails and debris out of the lake, dock and boat lift. If the only access is a steep drive, ask whether that changes the price or schedule.
