Farragut is a separate town, not a Knoxville neighborhood. Residents voted to incorporate in January 1980, partly to head off annexation by Knoxville, and the population grew from 17,720 in 2000 to 23,506 in 2020. The town sits in hilly country between Blackoak Ridge and Fort Loudoun Lake, with Kingston Pike through the middle and most of the town south of I-40/I-75. The area was first known as Campbell's Station, and the town's name honors Admiral David Farragut, who was born nearby.
Much of Farragut was built during the westward suburban growth that followed the completion of I-40 in the 1960s. Fox Den, centered on its country club and 18-hole golf course, has mostly 1970s and 1980s homes, and Village Green off Old Colony Parkway was already settled by the mid-1980s. On the town's eastern edge, Concord Hills lies south of Kingston Pike and Thornton Heights sits to the north near Lovell Road.
On a house built in the 1970s or 1980s, ask each roofer to confirm how many shingle layers are on the deck and to probe the decking for soft spots. Tear-off, decking replacement and new flashing should appear as separate line items, which makes the quotes much easier to compare.
Farragut's rolling terrain puts many houses on sloped, wooded lots. Shade slows drying after rain, leaves load up gutters and valleys, and big limbs over a roof become a puncture risk when a thunderstorm comes through.
During a severe storm on July 14, 2016, Farragut High School lost the roof of a softball dugout and shingles from its weight room, and trees came down on nearby streets. After any strong storm, look for missing shingles, creased tabs and granules collecting at the downspouts, and get an inspection before a small problem turns into a ceiling stain.
Because Farragut is incorporated, building questions go to the Town's own Planning & Codes office. Ask each roofer whether your job needs a permit and who will apply for it.
If your subdivision has a homeowners association or recorded covenants, read them before choosing a shingle color or switching to metal, since architectural review may be required. Share any approved-product list with the roofers you are matched with so every quote uses a compliant material and you are not waiting on approval after the old roof is already off.
Gather whatever paperwork exists on the current roof: the year it went on, the shingle brand and color, and any transferable warranty from a previous owner. On the day of the visit, clear a path to the attic hatch. A look at the underside of the deck shows old leaks, ventilation problems and past patch jobs that cannot be seen from the driveway, and it helps every roofer quote the same job.

No. Farragut has been its own town since residents voted to incorporate in January 1980, and it has a mayor, aldermen and a Planning & Codes office of its own. It is mostly in Knox County, with a small part in Loudon County. Many addresses use ZIP code 37934 and some use 37922, so your mailing address alone may not tell you whether you are inside town limits.
Most of Farragut is in Knox County, which adopted Tennessee's Home Improvement law. A residential roofing contract from $3,000 to $24,999 there requires a state Home Improvement license, and a job of $25,000 or more requires a state contractor's license. Ask for the license number and proof of insurance, and look the number up with the Tennessee Department of Commerce and Insurance.
It depends on your subdivision. Some neighborhoods have covenants or an architectural review committee that must sign off on new colors or materials, and others say nothing about roofs. Check your documents or ask the HOA board before you sign a contract, and tell your roofer about any approval timeline so it is built into the schedule.
