Knoxville roofs take on about 52 inches of precipitation in a normal year, a spring hail season and summers humid enough to grow dark algae streaks on shingles. When patching no longer keeps up, a full replacement resets the clock. This page explains what a tear-off involves, what 2026 Tennessee cost guides report for shingles and metal, which state license applies to your project, and how to line up competing quotes so you're comparing the same scope of work.
Age is the first clue. InterNACHI's life-expectancy chart puts 3-tab asphalt shingles at roughly 20 years and architectural shingles at about 30, and it notes that heat and severe weather shorten those numbers. If your roof is in that range and you're seeing curled or cupped shingles, bald spots where granules have washed into the gutters, or more than one leak in a season, get a replacement price alongside a repair price.
Check the attic as well. Daylight showing through the boards, sagging decking, or water stains in several rooms usually point to problems that a handful of new shingles won't solve. Black streaks by themselves are a different matter: they're typically algae, which is mostly cosmetic, so don't let anyone sell you a new roof on streaks alone.
Most asphalt re-roofs start with a tear-off down to the wood deck. The crew inspects the decking and swaps out soft or rotted sheets, then installs underlayment, ice-and-water membrane in valleys and around penetrations, new drip edge, flashing at walls and chimneys, the shingles, and ridge vents or other exhaust ventilation. Deck replacement is often priced per sheet because nobody can see its condition until the old roof is off.
Steep, cut-up rooflines take more labor. Modernize's Tennessee cost guide notes that steeper rooflines and older homes add labor time in Knoxville, and that moisture management and attic ventilation are especially important in East Tennessee's variable climate. A replacement is the right time to fix an attic that runs hot or damp.
Architectural, or dimensional, shingles are the usual choice on re-roofs today. They cost a little more than 3-tab and carry a longer expected life. In a humid valley climate, ask for shingles with algae-resistant granules; the Asphalt Roofing Manufacturers Association says copper in those granules helps block the Gloeocapsa magma algae behind most dark streaking.
Metal costs more up front, but InterNACHI estimates 40 to 80 years of service. Standing seam with concealed fasteners sits at the top of the price range, while exposed-fastener panels cost less but have screws and washers that need periodic attention. If you expect to stay in the house for decades, price both.
Tennessee requires a state contractor's license before anyone bids or negotiates a project of $25,000 or more. Knox County is also one of nine Tennessee counties where a Home Improvement license is required for residential projects from $3,000 to $24,999, and the state lists roofing as covered work. Blount, Sevier, Anderson and Loudon counties are not on that list, so the rules change a few miles from downtown.
Whatever the price, look the contractor up on the state's license search at search.cloud.commerce.tn.gov before you sign. The Tennessee Department of Commerce and Insurance (TDCI) also notes that state law limits deposits on home improvement projects to one-third of the contract price.
Line the bids up item by item: shingle brand and product line, underlayment type, whether a full tear-off is included, the per-sheet price for decking, new flashing versus reused flashing, ventilation changes, debris haul-off, and who handles any required permit. A low number that leaves out decking or flashing isn't really low.
Then compare warranties. Manufacturer coverage on materials is separate from the roofer's workmanship warranty, and workmanship terms vary a lot from one contractor to the next. Get both in writing, along with a start window and a payment schedule tied to progress.
Installed roof replacement costs reported in 2026 guides. Rough ranges per square foot of roof area, not quotes.
| Roof type | Installed cost per sq ft | Example total | Source |
|---|---|---|---|
| 3-tab asphalt shingles | $3.50–$5.00 (national) | Not listed | Modernize |
| Architectural asphalt shingles | $5.00–$10.50 (Tennessee) | $11,500–$20,000 for a 2,000 sq ft roof in the Knoxville area | Modernize Tennessee guide |
| Metal, most systems | $9–$18 (Tennessee) | $18,000–$36,000 for a 2,000 sq ft roof | Modernize Tennessee guide |
| Standing seam metal | $10–$16 (national) | $22,000–$40,000 for a 2,000 sq ft roof in Tennessee | Modernize |
Rough ranges for planning only. Every roof is different, which is why comparing written quotes matters.
Estimate your roof in 30 secondsModernize's 2026 Tennessee guide lists $11,500 to $20,000 to replace a 2,000 square foot roof with architectural shingles in the Knoxville area. Roof area is larger than floor area: HomeAdvisor estimates a roof at roughly 1.1 to 1.2 times a home's square footage. Pitch, layers to remove, decking condition and material all move the final number, so local quotes are the only way to pin it down.
InterNACHI estimates about 20 years for 3-tab shingles, about 30 for architectural shingles and 40 to 80 for metal. It also notes that hot weather and severe storms such as hail can shorten a roof's life. Good attic ventilation, clean gutters and prompt repairs after storms help a roof reach the long end of its range.
Sometimes, but a tear-off lets the crew inspect and repair the deck, replace worn flashing and install fresh underlayment, which an overlay skips. Ask each roofer which method they're quoting and why, and whether an overlay is allowed on your house. Comparing a tear-off bid with an overlay bid isn't a fair comparison.
For residential work from $3,000 to $24,999 in Knox County, Tennessee requires a Home Improvement license, and roofing is listed as covered work. Projects of $25,000 or more need a state contractor's license. You can check either one on the state's search site, search.cloud.commerce.tn.gov, before you sign anything.
