A roof inspection tells you what shape your roof is in before a small problem becomes a ceiling stain. It's worth doing after any strong storm, when you're buying or selling a home, and every year or two once a roof is past its midpoint. Many local roofers offer free inspections when they're also quoting repair or replacement work, so you can find out where you stand without committing to anything.
After severe weather is the most common reason. In East Tennessee, hail peaks in May and most summer severe weather is wind damage, according to the National Weather Service in Morristown, and both can damage shingles in ways that are hard to see from the ground. A written inspection report is also the starting point for an insurance claim.
Buying or selling a home is the other big one. A general home inspection usually looks at the roof from the ground or a ladder; a roofer can walk it (when it's safe), check the attic, and give you a clearer idea of remaining life and repair costs before you negotiate.
A thorough inspection covers the shingles (missing, cracked, curling, granule loss, hail bruising), flashing at chimneys, walls, vents and skylights, valleys, ridge and attic ventilation, gutters and drainage, and the attic underside for stains, daylight, soft decking or condensation. Black streaks are usually algae, which is mostly cosmetic, so don't let anyone sell you a new roof on streaks alone.
Ask for photos. A good inspection report shows you the problems the roofer found, not just a verdict.
Free inspections are common because roofers use them to quote work, and that's fine as long as you know it. Get the findings in writing, compare more than one opinion if a big job is recommended, and be wary of door-to-door crews who show up right after a storm, push you to sign on the spot, or offer to handle your insurance claim for you. Tennessee limits home improvement deposits to one-third of the contract price.
If an insurance company will be paying, Tennessee law gives homeowners specific rights on residential roofing contracts, including canceling within three business days after a written claim denial. Our insurance claims page explains how that works.
Many local roofers offer free inspections when they're also quoting repair or replacement work. Some charge for detailed reports, such as for a real estate transaction. Ask up front what's included and whether you'll get written findings with photos.

Usually, yes. Hail can bruise asphalt shingles, knock granules loose and dent vents, gutters and metal flashing. A roofer can walk the roof and document what they find, which is the first step if you decide to file an insurance claim.
A general home inspector checks the whole house and often views the roof from the ground or a ladder. A roofer focuses on the roof alone, can usually walk it when it's safe, and can estimate repair or replacement costs, which is useful when you're negotiating a home purchase.
