Jefferson County sits between two TVA reservoirs: Douglas Lake on the French Broad River to the south and Cherokee Lake on the Holston to the north. Water covers about 13 percent of its 314 square miles. Dandridge, the county seat, was settled in 1783, and most of its downtown lies below Douglas Lake's high-water mark behind a levee TVA built after residents appealed to Washington. Jefferson City, White Pine and New Market fill out a county of lake houses, small-town streets and farmland crossed by I-40 and I-81.
Douglas Lake's shoreline runs past Dandridge, the resort community of Baneberry and the southern edge of White Pine, while Jefferson City's northwestern edge touches the southern arm of Cherokee Lake. Homes along these shores catch wind across open water, and the August 7, 2023 storm showed how hard that can be: surveyors traced 12 miles of straight-line wind damage, estimated up to 85 mph, from Kodak to east of Dandridge.
For a lake home, ask about wind-rated shingles or metal, ridge vents that hold up to wind-driven rain, and how the crew will protect docks, boats and landscaping during tear-off.
On January 12, 2023, two brief EF-0 tornadoes touched down in the county, one west of Dandridge across Deep Springs Road and one southeast of Baneberry near Harrison Ferry Road that crossed U.S. 25E. A trained spotter southwest of Dandridge measured a 60 mph gust and reported shingles missing from a roof. In December 2021, wind damaged a mobile home in New Market.
Events like these more often call for repairs than full replacements, but missing shingles let water in quickly. If you find tabs in the yard after a storm, get the roof patched or tarped before the next rain and keep photos for your insurer.
Dandridge was named for Martha Dandridge Washington, a point residents made when they asked Eleanor Roosevelt for help as TVA planned Douglas Dam in the 1940s. The agency built a levee, and the historic downtown survived.
White Pine, first called Dandridge Crossing and renamed in 1873, rebuilt its downtown after a 1905 fire, and Jefferson City grew from the Mossy Creek settlement around Carson-Newman, founded in 1851. Older houses in these towns can have steep pitches, porch roofs and chimneys that need careful flashing work.

Yes. On January 12, 2023, the National Weather Service confirmed two EF-0 tornadoes, one west of Dandridge near Deep Springs Road and another southeast of Baneberry that crossed U.S. 25E. The same storms brought a measured 60 mph gust southwest of Dandridge, where shingles were reported missing from a roof.
Ask how the roof will be fastened for wind off the water, which underlayment and ridge vent they recommend against wind-driven rain, and how they will keep debris off docks, boats and the shoreline. If your home is in a community such as Baneberry, check any association rules on materials or colors first.
