Dandridge calls itself the second oldest town in Tennessee. Settlers arrived in 1783, the town became the Jefferson County seat in 1793, and it is named for Martha Dandridge Washington. When TVA planned Douglas Dam in 1942, the new reservoir would have flooded most of downtown; residents appealed to Eleanor Roosevelt, and a dike was built between the town and the lake instead. Today the historic courthouse district and the Douglas Lake shoreline sit side by side, and each raises its own roofing questions.
The Dandridge Historic District, listed on the National Register in 1973, covers the town center around Main, Meeting and Gay streets. Its anchor is the Jefferson County Courthouse, a brick Greek Revival building completed in 1845, surrounded by early taverns and houses in Federal and Greek Revival styles.
Exterior work in the district goes through the town's Historic Planning Commission, and owners need a Certificate of Appropriateness before exterior features are altered, added or removed. The town's design guidelines ask owners to replace a worn-out historic roof in kind, matching material, color and details such as ridge and hip caps. They warn that modern prefab metal roofs with large ridge and hip caps are not an appropriate substitute for true standing seam, favor half-round gutters, and say concealed built-in gutters should not be swapped for exposed ones.
Not every contractor has worked with standing seam, terne-coated metal or slate, so ask for examples of comparable jobs and whether the company has been through a design review before. Ask how valleys and chimney flashing will be built. The Dandridge guidelines describe valleys made of terne-coated metal, copper or prefinished aluminum as longer lasting and more authentic than woven asphalt shingles, and they say metal roofs and flashing should never be patched with tar.
Talk with town staff before you collect final prices. The process runs from that conversation to a request form with photos and plans, then a presentation to the commission, and the building permit follows the approved certificate. The commission reviews requests one at a time; in late 2024 it took up a church's request to replace asphalt shingles with hunter green standing seam metal.
Douglas Dam on the French Broad River was completed in 1943, and the lake it created lies along the south side of town. Outside the historic core, lake lots along roads such as Highway 139 face open water, where wind has room to build before it reaches a roofline.
On those houses, ask about shingles rated for higher winds and the nailing pattern the manufacturer requires to honor that rating, along with gutters and downspouts sized to carry heavy rain away from slopes that run toward the shore. If your neighborhood has covenants, check them for roof color or material rules before choosing.

If the property is in the Dandridge Historic District, yes. The town requires a Certificate of Appropriateness from the Historic Planning Commission before exterior features are altered, added or removed, and the building permit comes after that approval. Talk with town staff first, then submit the request form with photos and plans. Your roofer can help document the existing roof.
Possibly, but the details matter. The town's guidelines favor keeping or replacing historic roofing in kind, and they say modern prefab metal roofs with oversized ridge and hip caps are not appropriate stand-ins for true standing seam. The commission looks at each request individually, so bring product details and color samples to staff before you order materials.
