Fountain City's houses span the Victorian era, the 1920s bungalow years and the decades after World War II, and their roofs are rarely simple. Offset and telescoping gables, dormers, wide eaves and porch roofs tied into the main roof all add joints that need careful flashing. Replacing a roof on one of these homes is different from re-roofing a newer subdivision house, and it pays to compare quotes with that in mind.
Every valley, dormer wall and porch tie-in is a place where water can get in if the flashing isn't done well. Ask each roofer how they'll handle those joints, whether they'll install new step flashing and counterflashing or reuse the old metal, and whether ice and water membrane goes into the valleys. On a bungalow, those details matter more than the shingle brand.
Pre-1930 homes may have plank decking rather than plywood, and some have more than one layer of old shingles on top. Once the old roof comes off, decking may need repairs or new sheathing over the planks. Ask for a written per-sheet or per-foot price for decking work so you aren't surprised mid-job, and ask how the roofer will protect original details like exposed rafter tails or decorative trim at the eaves.
The Gibbs Drive Historic District is on the National Register, which recognizes its history but does not by itself require design review when a private owner replaces a roof. Along Tazewell Pike, the city's neighborhood conservation district guidelines say roofing work does not need Knoxville Historic Zoning Commission approval, even when a building permit is required. Fountain City has been part of the City of Knoxville since 1962, so ask your roofer about any city permit for your address.
If you'd like the new roof to suit an older house, ask roofers to show you dimensional shingles in muted colors.
Mature shade trees mean leaves in gutters, moss on shaded slopes and limbs in storms, so ask about trimming clearance and algae-resistant shingles. Published 2026 guides put a Knoxville-area architectural shingle roof at about $11,500 to $20,000 for 2,000 square feet of roof; complex rooflines cost more per square foot. Knox County requires a Tennessee Home Improvement license for residential roofing jobs from $3,000 to $24,999.

Typical installed prices per square foot of roof area, based on published Tennessee and national cost guides. Your quotes will depend on roof size, pitch, layers to tear off and the material you pick.
| Material | Installed cost / sq ft | Typical lifespan |
|---|---|---|
| Architectural asphalt shingles | $5.75 - $10.00 | 20-30 years |
| 3-tab asphalt shingles | $3.50 - $5.00 | 15-20 years |
| Metal, exposed fastener | $7.00 - $12.00 | 40+ years |
| Metal, standing seam | $10.00 - $16.00 | 40-70 years |
| Flat roof (TPO) | $5.50 - $12.00 | 15-30 years |
Usually not. National Register listing, as on Gibbs Drive, doesn't by itself require design review for a private roof replacement, and the Tazewell Pike conservation district guidelines say roofing work doesn't need Historic Zoning Commission approval. A city building permit may still apply, so ask your roofer.
Complex rooflines with dormers, valleys and porch tie-ins take more labor and flashing, and older homes may need decking repairs. Make sure each quote lists the same flashing, valley and decking work so you're comparing like with like.
Published 2026 guides put a Knoxville-area architectural shingle roof at roughly $11,500 to $20,000 for 2,000 square feet of roof. Steep, cut-up rooflines common on older homes push the price per square foot higher.
