Tellico Village is a planned lake and golf community on the western shore of Tellico Lake, developed by Cooper Communities starting in 1986. The first residents moved in in 1987, and the village now has more than 7,000 residents, most of them 65 or older. Seven of its eight neighborhoods are in Loudon County, while Kahite sits about 10 miles south in Monroe County near Vonore. Roof work here runs through the property owners association's Architectural Control Committee, which shapes how you plan and price a replacement.
Cooper Communities took title to the land in December 1985, began selling lots the next year and welcomed the first residents in February 1987. Building has continued since then across Chatuga, Chota, Coyatee, Mialaquo, Tanasi, Tommotley, Toqua and Kahite, so roof ages vary a great deal from one street to the next. The covenants call for at least 1,200 square feet of heated space plus an enclosed two-car garage.
Homes from the village's first decade are now three to four decades old, which is longer than most asphalt shingle roofs last. If you bought here recently, ask the seller or your home inspector when the current roof went on. When roofers visit, ask them to look closely at low-pitch sections and at flashing where decks, porches and sunrooms join the house.
The Tellico Village POA handbook is direct: building any structure or changing a home's exterior requires a permit, and even repainting a house the same color needs a no-charge permit. The Architectural Control Committee meets on the first and third Thursdays of each month, and color chips and samples are required with applications.
Roof color is where most of the rules apply. The POA favors neutral, soft tones, and its handbook states that no colorful, shiny or reflective roofs, metallic or otherwise, are permitted. That does not rule out every metal product; a stone-coated steel roofing system appeared on the committee's November 2025 agenda, for example. Ask your roofer for the exact product name, color and samples to submit, and do not schedule work until the permit is approved.
The village sits on rolling, wooded hills beside a reservoir of roughly 16,000 acres. Lakefront and golf course homes are more open to wind, while homes on wooded lots collect leaves and needles in roof valleys and gutters.
Plan around the permit calendar and the weather. Workers are generally allowed on site Monday through Saturday, and the POA notes that roofers often work the cooler hours of the day. If you spend part of the year elsewhere, arrange for someone nearby to meet the roofer and look over the finished job.

Plan on it. The POA handbook says changing a home's exterior requires a permit, and the Architectural Control Committee reviews applications at meetings on the first and third Thursdays of each month. Have the roofing product name, color chips and samples ready. Call the POA office before you sign a contract so the job is not held up by a missing permit.
Possibly, but appearance is the test. The POA does not permit colorful, shiny or reflective roofs, metallic or otherwise, and it favors neutral, soft tones. Low-sheen products such as stone-coated steel have come before the committee, including on its November 2025 agenda. Ask roofers for the exact product and color, and get ACC approval before ordering materials.
Kahite is the Tellico Village neighborhood in Monroe County, about 10 miles south of the Loudon County section, with Vonore addresses in the 37885 ZIP code. POA covenants and ACC review still apply, but building code inspections there have been handled by the Tellico Reservoir Development Agency rather than Loudon County. Mention Kahite when you request quotes so roofers can plan accordingly.
