Bearden is one of Knoxville's older suburbs, strung along Kingston Pike between Lyons View Pike and Sutherland Avenue. It began as a settlement called Erin near Fourth Creek, took the Bearden name in the late 1800s when a post office opened, and grew up around the Southern Railway and the old Dixie-Lee Highway before the city annexed it in 1962. Today it blends pre-war houses, post-war homes and a busy commercial strip under a heavy canopy of mature trees.
Forest Heights, just north of Sutherland Avenue, was first built up in the 1920s and 1930s. Its oldest section, along Forest Hills Boulevard, is a National Register historic district built between 1928 and 1938, with Tudor Revival, Colonial Revival, Dutch Colonial Revival and French Eclectic houses. Most of the neighborhood's other homes went up after World War II, and Knoxville annexed it in 1960.
Steep gables, dormers and multiple valleys are typical of those revival styles, and each one adds flashing work and labor to a reroof. If your house still has slate, clay tile or another original material, ask whether the roofer repairs it or only replaces it, since not every crew works with those materials.
Along Kingston Pike, addresses running roughly from 2728 to 3643 make up the Kingston Pike Historic District, added to the National Register in 1996, with buildings dating from 1834 to 1930. A National Register listing on its own does not limit what a private owner does with a roof.
A few individual properties along the Pike also carry a local H-1 historic overlay, which is a separate, city-level designation. If you are unsure which applies to your property, check with Knoxville-Knox County Planning before changing roofing materials.
Bearden's shade is part of its appeal, but it keeps roofs damp and fills gutters fast in the fall. Moss and dark algae streaks tend to show up first on shaded, north-facing slopes, and limbs hanging over the roof can puncture it in a summer storm.
Bearden also has more than 30 shopping centers and several dozen office buildings. Flat and low-slope commercial roofs are a separate specialty from houses, and the quote form has its own commercial choice for them.
East of Bearden, Sequoyah Hills was one of Knoxville's first suburbs, developed from the mid-1920s on a peninsula in a bend of the Tennessee River, with Cherokee Boulevard looping around its edge. Robert Foust's Talahi subdivision required English Cottage or Colonial Revival houses, and later builders added Tudor Revival, Georgian Revival, Minimal Traditional and even art moderne homes. With that much variety, the right material and approach can differ from one house to the next on the same street.

Yes. Bearden was a separate community until the City of Knoxville annexed it in 1962, and neighboring Forest Heights was annexed in 1960. City rules therefore apply to most Bearden addresses. The main ZIP code is 37919, and some nearby homes, including parts of West Hills, use 37909.
Not by itself. Being inside a National Register district, such as the Kingston Pike Historic District or the Forest Hills Boulevard district, recognizes a property's history but does not restrict privately funded work. A local H-1 historic overlay is different and can involve design review. If you are not sure which applies, ask Knoxville-Knox County Planning before you change materials.
Get everyone out of the affected rooms and keep clear of wet ceilings and any downed power lines. Once it is safe, take photos, have a tree service remove the limb, and get the opening tarped. After that, contact your insurance company and send in a quote request; matched roofers typically call or email within 24 to 48 hours.
