Alcoa is one of the few places in East Tennessee where a roofer can spend the morning on a house the Aluminum Company of America built for its plant workers around 1920 and the afternoon on one finished in the last few years. The city was chartered in 1919 as a planned company town, and its four original sections, Vose, Springbrook, Bassel and Hall, still define the older neighborhoods. Tell us about your roof and you can compare quotes from up to three licensed, insured local roofers.
ALCOA bought the land in 1910, began its South Plant in 1913 and started building the town site in 1917. Company engineers laid out four sections: Vose and Springbrook in the north, around what is now Springbrook Park, and Bassel and Hall in the south near the South Plant. The company built hundreds of houses for its workers, then sold them off beginning in the early 1950s, mostly to the families who lived in them.
Seventy-some years of private ownership means no two of those houses share the same roof history. Some have been re-roofed several times, and on houses this age it is common to find a newer layer of shingles nailed over an older one. If you own one, ask each roofer what they expect to find underneath, whether their price covers a full tear-off down to the deck, and how they will handle plank sheathing that may be original to the house.
The other side of Alcoa is brand new. Springbrook Farm, a mixed-use development on the roughly 360-acre site of the former ALCOA West Plant, broke ground in 2017 and has been adding shops, apartments, offices and land planned for single-family homes and townhomes. It sits beside the Maryville Alcoa Greenway, which runs through Springbrook Park on its way to Hunt Road.
Newer roofs come with paperwork worth finding before you call anyone. Pull out the builder's closing documents and the shingle manufacturer's warranty, because a roofer may need to know who installed the original roof and which product line was used in order to keep that coverage intact. Also check any neighborhood covenants that limit shingle colors or materials.
Alcoa packs a lot of commercial property into a small city, from shopping centers like Hamilton Crossing at West Bessemer Street and Alcoa Highway to businesses along Hall Road and near McGhee Tyson Airport. If you own a shop, office or rental building with a low-slope roof, say so on the form so you are matched with contractors who handle that type of roof.
City limits and mailing addresses do not line up neatly here. Alcoa lies partly in ZIP codes shared with Maryville and Louisville, so an address alone will not tell a roofer whether the City of Alcoa or Blount County handles a permit. Confirm which side of the line you are on, then ask the roofer whether your job needs one.
Spring and summer thunderstorms are the usual source of sudden roof damage in Blount County. After a storm, take your time, be wary of door-to-door offers and compare written estimates that spell out tear-off, underlayment, flashing and ventilation.

| 3-tab asphalt shingles | $3.50 - $5.00 | 15-20 years |
| Metal, exposed fastener | $7.00 - $12.00 | 40+ years |
| Metal, standing seam | $10.00 - $16.00 | 40-70 years |
| Flat roof (TPO) | $5.50 - $12.00 | 15-30 years |
It can. Those houses date to the company's building program around 1917 to 1920, and a century of repairs means a roofer may find more than one layer of shingles or original plank decking underneath. Neither is unusual, but both affect cost. Ask every roofer to quote a full tear-off, explain how they price damaged decking, and put that unit price in writing before work starts.
Newer roofs are not immune to wind, hail or installation problems. If something looks wrong, check the builder's warranty and the shingle manufacturer's coverage first, then get an independent inspection. Written assessments from more than one roofer help you tell a storm claim from a minor repair, and give you something concrete to show your builder or insurer.
