8 Warning Signs You Need a New Roof

Updated January 2025 • 6 min read

Look, I get it. Nobody wakes up excited to spend money on a new roof. It's not like buying a new car or redoing your kitchen. But here's the thing – ignoring roof problems doesn't make them go away. It makes them worse. And more expensive.

After talking with dozens of Knoxville roofers and homeowners, I've put together this list of warning signs that your roof might be telling you it's time. Some are obvious. Others? Not so much.

1. Your Roof Is Just Plain Old

This one's simple math. Most asphalt shingle roofs last 20-25 years. Architectural shingles might push 30 if you're lucky. If your roof was installed when Clinton was president, it's probably living on borrowed time.

Check your home improvement records or ask previous owners. If nobody knows, a roofer can usually estimate age by looking at the wear patterns. Wondering what replacement might cost? Check out our Knoxville roof replacement cost guide.

2. Shingles Are Curling or Buckling

Walk outside and look at your roof. Do the shingles lay flat like they should? Or are the edges curling up like old book pages? Maybe the middle is bubbling up?

Curling shingles mean they've lost their waterproofing ability. Water gets underneath, and that's when the real damage starts. Here in Knoxville, with our summer thunderstorms and occasional ice, curled shingles are basically an invitation for leaks.

3. You're Finding Granules in the Gutters

Those little sandy bits in your gutters aren't dirt – they're granules from your shingles. Some shedding is normal, especially on newer roofs. But if you're scooping out handfuls? That's a problem.

Granules protect shingles from UV damage. Once they're gone, your shingles will deteriorate fast. I've seen roofs go from "eh, it's fine" to "oh no" in just a couple years after heavy granule loss.

4. Daylight Coming Through the Attic

Go up to your attic on a sunny day. Turn off the lights. Look at the roof deck. See any light coming through? That's not good.

If light can get in, so can water, cold air, and critters. Even small gaps add up. And here's the kicker – if your roof deck has gaps, you probably also have moisture damage you can't see.

5. The Roof Is Sagging

Stand across the street and look at your roofline. It should be straight. If it's dipping in the middle or sagging anywhere, you've got structural issues.

Sagging usually means the decking underneath is rotting from moisture damage. This isn't a "maybe next year" situation. A sagging roof can eventually collapse. Get it checked immediately.

6. Your Energy Bills Are Climbing

Your roof does more than keep rain out. It's part of your home's insulation system. When it's failing, your HVAC works harder.

If your electric bills keep going up and you can't figure out why, your roof might be the culprit. Poor ventilation or damaged decking lets conditioned air escape. You're basically paying to air condition the neighborhood.

7. Moss or Algae Growth

A little green isn't always a crisis. But heavy moss growth holds moisture against your shingles, accelerating decay. Those black streaks you see? That's algae, and while it's mostly cosmetic, it can spread.

The bigger concern is what moss growth tells you – your roof isn't drying properly. Could be poor drainage, could be too much shade, could be failing shingles that stay damp too long.

8. You've Already Had Multiple Repairs

Here's a truth bomb: sometimes fixing is throwing good money after bad. If you've patched the same roof three times in five years, you're not saving money. You're delaying the inevitable and probably causing more damage in the process.

At some point, a full replacement is actually the cheaper option. A good roofer will be honest about when you've crossed that line.

What Now?

If you recognized your roof in any of these signs, don't panic. Get a professional inspection. Most Knoxville roofers offer free inspections, and there's no obligation.

Maybe it's fine and you've got a few more years. Maybe you need some repairs. Or maybe it's time for a new roof. Either way, knowing is better than guessing.

One More Thing

If you're getting quotes, get at least three. Prices vary wildly in Knoxville – I've seen quotes differ by $5,000 or more for the same job. Don't automatically go with the cheapest (could mean cut corners) or the most expensive (could mean overcharging). Look for fair pricing, good reviews, and contractors who actually explain what they're doing.

Your roof protects everything you own. It's worth getting right.
